Home Inspection Overview

Depending on the size, age and condition of the home, a thorough home inspection will take from two to four hours, with a typical home taking about three hours. We take our inspections seriously, so we don’t rush the inspection process. The report includes a clear description of the conditions we’ve found with digital photos so you can easily identify them. If your schedule allows, we encourage you to be present at the end of the inspection so we can go over the results with you and answer any questions you may have.

Your home inspection will include:

  • Topography and Site: Driveways, walkways, retaining walls, site drainage
  • Roof: Shingles, flashings, chimneys, vents, trim, drip edges, skylights, gutters and downspouts, and other visible roof related items
  • Exterior: Siding materials, attachments, windows, doors, trim, vents and other visible exterior components
  • Interior: Floors, ceilings, walls, stairs (if applicable) and railings, doors, cabinets, built-in appliances, smoke alarms and safety-related items, and other visible interior components.
  • Fireplaces and Stoves: Traditional fireplaces, gas fireplaces, inserts, and freestanding wood, gas and pellet stoves.
  • Electrical Systems: Service entry and clearances, service panels, switches and outlets, visible wiring and junction boxes, grounding system, built-in fixtures and other related electrical components.
  • Heating and Cooling Systems: Furnaces / heat pumps and other types of heaters, central air conditioners, air filters, ductwork, and other visible related HVAC components
  • Plumbing and Fixtures: Water distribution system, hose bibs, sinks and faucets, baths/showers and toilets, drains, water heaters, and other visible plumbing system components.
  • Attics: Insulation, ventilation, rafters, joists and collar ties, trusses, electrical wiring, heating ducts, and other visible related items
  • Basements, Crawl Spaces, and Foundation: Insulation, ventilation, vapor barriers, foundation, floor support / structural system, excessive moisture.
